STEP 1. FIND A REALTOR WHO’S GOING TO HAVE YOUR BACK

STEP 2. PREPARE YOUR HOME FOR SALE; DECLUTTER, CLEAN & STAGE

Declutter - We all live with too many things in our day-to-day lives but when selling, it’s imperative to declutter and depersonalize your property so that it appeals to the largest pool of buyers possible– ultimately selling for the highest attainable price.

Stage – Make sure your Realtor has a professional stager on their team. Your home deserves a pre-listing makeover from a professional, not a do-it yourself Realtor! A professional stager understands that no two properties are alike and that each home deserves its own style of staging! Just like an awesome pair of jeans, we want to show off your homes assets.

Clean - Make your home shine bright…. like a diamond! There’s no point in sugar-coating it – this part sucks but we promise a little elbow grease goes a long way and if you’re with us - you’ll have our support (and that of our team) every step of the way!


STEP 3. DETERMINE A LIST PRICE

Your Realtor should provide you with an in depth comparative market analysis which will highlight recent sales in your neighbourhood, the state of the market in your specific area, and the overall market to give you a clear idea of what your home is worth. There are many different strategies when it comes to listing a home for sale. Your Realtor should walk you through the pros and cons of each strategy and decide on the one that works best for you.

This is a very important step! Pricing a property is an art, that, if overlooked can be seriously detrimental! Don’t leave it up to fate – hire a professional.


STEP 4. MARKETING YOUR HOME

It’s no secret that the majority of buyers begin their home search online. To impress savvy buyers your home will have to POP… or they may pass it up and decide not to see it in person. Your Realtor should pull out all the stops to get as many eyes as possible on your property including but not limited to photos, virtual tours, open houses (both for agents and the public), online/social media campaigns, newspaper, snail mail, email and even a sign on your lawn - yep, this still works! STEP 5. SHOWINGS

Be ready for showings to start as soon as your property hits the market! It’s important to tidy and clean while your property is on the market - make your home show ready for every showing. We 100% understand that this is not really “living” which is why we find sellers often choose to stay at a friend or family members while their house is on the market. If priced right, you shouldn’t be there for long! If you choose to stay, it’s important that you (and any large pets) leave for every showing. The goal is to minimize all distractions so the potential buyer can focus on your amazing home and how awesome it’s going to be to live there! Be flexible with showing times; early mornings, evenings, weekends -ultimately the more qualified buyers that go though your home the faster it will sell and for the highest price.


STEP 6. REVIEWING OFFERS

WAHOO – your hard work has paid off and you have an offer (or offers) on the table! There are many different scenarios that can play out here and your Realtor will walk you through each and every one of them to decide on the best option for you. We’ll read through the offer, explain all terms and conditions and answer any questions you have. We can choose to reject the offer, counter the offer or accept with no changes.


STEP 7. FIRMING UP

If the offer you’ve accepted has any conditions (home inspection, financing, condo status review) the buyer will have a certain number of days (as set out in the agreement) to fulfill these conditions. We’ll keep track of this and update you on all progress along the way!


STEP 8. CLOSING

Closing day is the day the buyer of your home takes possession of the property! You’ll visit your lawyer a few days before closing and sign a lot of paperwork (hello arthritis!). When the property is transferred to the new buyer you’ll get the money through your lawyer and the transaction is complete!
